PROJECT INFORMATION
This case study highlights the fast-tracked digital delivery and spatial coordination for Europe’s tallest purpose-built commercial laboratory building. Rising 23 stories, the 76,500 square meter vertical science campus is designed with advanced flexibility to accommodate up to 60% wet lab capacity and Containment Level 3 requirements. Delivering a hyper-dense laboratory environment within a commercial high-rise footprint demands elite spatial management, particularly across the core infrastructure and utility distribution networks.
Operating within a fast-paced, site-based contractor's drawing office environment, Draftech led the 3D coordination, change management, and workshop drawing production.
WHAT WE DID
Draftech was appointed as the specialized B2B consultancy to manage the multi-discipline 3D coordination and convert complex design models into site-ready, coordinated construction and installation workshop drawings. To maintain momentum under strict commercial timescales, we established a high-frequency model tracking and auditing workflow.
We utilized Revizto as our primary integrated coordination platform, combining it with rigorous Uniclass coding structures to track weekly design iterations and material updates. By deploying dedicated model comparison tools within Revizto, Draftech moved beyond static clash reports. Instead, we established an automated, continuous change-management ecosystem. We monitored precisely how subcontractor updates impacted the broader spatial matrix, generated immediate accountability reports, and actively liaised with Project Managers to ensure all digital deliverables directly supported the on-site installation schedules.
OVERCOME CHALLENGES
The defining technical bottleneck of the project centered on the overwhelming density and massive volume of MEPFS services routing through the building's basement levels. As the primary artery for the vertical campus, the basement had to accommodate heavy specialized laboratory infrastructure, main plant tie-ins, high-capacity ventilation runs, and electrical switchgear—all competing for highly restricted subterranean spatial envelopes. Traditional coordination methods would have choked under the sheer volume of geometry, leading to massive site delays.
Draftech resolved this spatial crisis by weaponizing Revizto's live comparison engine directly within the site-based contractor’s office. We isolated the dense basement zones into localized, high-priority coordination matrices. When weekly model drops occurred, we immediately ran comparison audits against the baseline structure to catch deviations, unclassified geometry, or routing errors. Draftech held rapid, data-backed resolution sessions with the involved contractors, using the automated reports to dictate precise routing changes. By meticulously rearranging the hierarchy of the heavy services—prioritizing large gravity-fed public health lines and massive mechanical ducts first—we successfully consolidated the basement infrastructure. This cleared thousands of critical clashes before fabrication, enabling the production of flawless installation drawings that protected the project's aggressive construction timeline.
